The First Step – Do an Energy Assessment & Create an Energy Plan

According to the U.S. Green Building Council,

“Buildings annually consume more than 30% of the total energy and more than 60% of the electricity used in the U.S. … Green building practices can substantially reduce or eliminate negative environmental impacts and improve existing unsustainable design, construction and operational practices.”

And according to data provided by the U.S. Department Energy, most energy prices have increased at average annual rates between 7% and 16% over the last ten years. The long range trend is expected to continue and potentially worsen.

Consequently, the proportion of energy costs to other operational costs will continue to grow. To minimize this effect, a plan should be developed and customized for each business to use and create energy in the most cost-effective way.

An energy assessment provides the foundation and structure for a plan to achieve feasible goals that are financially, environmentally and socially beneficial.

Three perspectives are used to examine, analyze and determine possible solutions:
• Energy conservation
• Energy efficiency
• Renewable energy production

Each perspective is applied as applicable to the three major building systems:
• Building envelope systems
• Mechanical systems
• Lighting systems

The information will also provide a general baseline of usage to help gauge the effectiveness of future building improvements upon cash flow and occupant comfort.
